Clanton Park & Bathurst Manor Real Estate Market Update - May 2026

As we move into June and finally start enjoying some beautiful weather, we're seeing encouraging signs across the real estate market in both Clanton Park and Bathurst Manor.
After a slower start to the year, May brought increased activity, more transactions, and growing confidence from buyers who had been sitting on the sidelines. While we're still seeing negotiation between buyers and sellers, the key takeaway is simple: homes are selling, and market activity is picking up.
Clanton Park Real Estate Market Update
May was the strongest month for sales activity in Clanton Park since last summer, a positive indicator that buyers are becoming more active as market conditions improve.

The most encouraging trend wasn't necessarily pricing, but the increase in completed transactions. For months, many buyers have been waiting for the right opportunity, and in May we began to see those buyers step back into the market.
As inventory remains relatively balanced, well-priced and well-prepared homes continue to attract attention and generate serious interest. Buyers are taking their time, doing their homework, and negotiating when appropriate, but they're also making purchasing decisions when the right property comes along.
Bathurst Manor Real Estate Market Update
Bathurst Manor also experienced solid activity throughout May, with sales levels remaining consistent with some of the stronger months we've seen over the past several months.

One notable trend in Bathurst Manor is that properly priced homes continue to sell relatively quickly. While buyers remain selective, attractive properties that are well-presented and priced appropriately are still generating strong interest.
The market continues to offer buyers more options than we've seen during the highly competitive years, creating opportunities for negotiation while still allowing sellers to achieve strong results.
What We're Seeing in the Market Right Now
The biggest story across both neighbourhoods is the return of buyer activity.
For much of the past year, we've talked about a large pool of buyers waiting for the right conditions before making a move. In May, many of those buyers began actively searching, viewing properties, and submitting offers.
Several factors appear to be contributing to this shift:
  • Improved weather bringing more buyers into the market
  • Increased confidence among purchasers
  • A healthy supply of available homes
  • Greater opportunities for negotiation than in previous years
  • More balanced market conditions benefiting both buyers and sellers
While we're not seeing the intense bidding wars that characterized previous market peaks, we are seeing meaningful activity and transactions taking place.
The Hidden Market: Off-Market Opportunities
One of the most important trends that many consumers don't realize is the amount of business happening off-market.
A growing number of properties are being bought and sold without ever appearing on MLS®. Through agent networks, buyer databases, and industry relationships, opportunities are being created behind the scenes that the general public never sees.
This year alone, we've successfully helped clients buy and sell multiple properties off-market.
For sellers, this can provide an opportunity to test the market or secure a sale without publicly listing their home. For buyers, it can provide access to inventory that isn't available through traditional search methods.
These aren't distressed sales or inflated transactions. In many cases, they're fair market value deals that benefit both parties while creating a smoother process.
What This Means for Buyers
If you're looking to purchase in Clanton Park or Bathurst Manor, there are opportunities available both on and off the market.
The increased inventory gives buyers more choice than we've seen in recent years, while the rise in activity means it's still important to be prepared when the right property becomes available.
Working with an agent who has access to off-market opportunities can significantly expand your options beyond what appears online.
What This Means for Sellers
For homeowners considering a sale, the market remains favourable for properly prepared properties.
The key factors continue to be:
  • Strategic pricing
  • Professional presentation
  • Effective marketing
  • Access to both on-market and off-market buyer networks
With buyer activity increasing, sellers who position their homes correctly can still achieve excellent results.
