337 Wilmington Avenue - Bathurst Manor
How targeted marketing, digital visualization and persistence helped sell a unique Bathurst Manor semi-detached bungalow - despite a major Toronto snowstorm arriving just days after we listed.
Some homes are easy to compare.
337 Wilmington Avenue wasn't one of them.
When we listed this property in January 2026, we were bringing a somewhat unique offering to the Bathurst Manor real estate market: a spacious semi-detached bungalow on a 30 × 120 ft lot with three bedrooms on the main floor, a finished basement, separate entrance, second kitchen, additional bedroom and a built-in garage.
For buyers looking to get into Bathurst Manor, we believed the property offered an interesting alternative to the detached bungalows commonly found throughout the neighbourhood.
Our job was to make sure buyers understood that opportunity.
337 Wilmington offered approximately 1,200 square feet of main-floor living space, with an oversized combined living and dining room, hardwood floors, an eat-in kitchen and three bedrooms.
But a significant part of the property's value was downstairs.
The finished basement had a separate side entrance, large recreation room, second kitchen, additional bedroom and three-piece bathroom.
That opened the property up to several potential audiences.
A family could move in and enjoy the home as it was. A buyer could renovate over time and make it their own. Extended families could appreciate the additional lower-level space. And investors could see potential in a property with two kitchens and a separate basement entrance.
Add a deep 30 × 120 ft lot, private backyard, built-in garage and additional driveway parking, and we had a property that deserved to be looked at differently.
The owner completed a thorough cleanup before we came to market.
From there, our professional photography and video team took over, creating magazine-quality photography and video designed to showcase the home online.
But we wanted to take the presentation one step further.
Because the property offered opportunities for both move-in buyers and buyers considering future improvements, we used professional digital staging and visualization to help demonstrate the home's potential.
Instead of asking prospective buyers to imagine everything themselves, selected marketing images helped illustrate how rooms could look furnished and how updates could transform certain spaces.
The objective wasn't to disguise the existing property.
It was to help buyers see its possibilities.
We listed 337 Wilmington Avenue on January 21, 2026 at $979,995.
MLS was the foundation of our exposure, but our marketing strategy extended well beyond simply placing the property online.
We promoted the listing through digital and social media marketing, local print flyer distribution, neighbourhood door knocking and direct calling to create awareness among Bathurst Manor residents.
We also communicated directly with real estate agents who had recently represented buyers and sellers in the surrounding area.
Why market to the neighbours?
Because local residents often know someone who wants to move into the community - a friend, family member or someone looking to live closer to parents or children already in the neighbourhood.
And why contact agents with recent Bathurst Manor activity?
Because they may already be working with the exact buyer our seller needed.
The goal was to create as many relevant opportunities for exposure as possible rather than relying exclusively on buyers finding the property themselves.
Real estate marketing plans don't always go according to plan.
Only a few days after 337 Wilmington came onto the market, Toronto was hit by a major January snowstorm.
Suddenly, getting buyers through the front door became considerably more difficult.
Snow disrupted travel and buried properties across the city. For a new listing, those first days on market can be important, and this was obviously not the launch environment we had planned for.
But you can't control the weather.
You can control what you do next.
Once conditions improved and the property was accessible again, we continued pushing the marketing campaign rather than treating the interrupted launch as a lost opportunity.
Over the following weeks, 16 groups booked private showings of 337 Wilmington, in addition to the prospective buyers who came through our public open houses.
We continued monitoring the activity, communicating with our seller and following the market response.
Eventually, that activity produced what we were working toward:
an offer.
After negotiations, we were able to reach an agreement at a price the seller was comfortable accepting.
337 Wilmington Avenue sold for $922,500 on March 10, 2026, after 48 total days on market.
For our seller, it meant being able to complete the sale and move forward.
One of the interesting aspects of selling real estate in Bathurst Manor is that not every property fits neatly into the same category.
337 Wilmington is a good example.
It wasn't a typical detached Bathurst Manor bungalow, and that was precisely part of its appeal.
The semi-detached format created an opportunity for buyers seeking the space and functionality of a bungalow in the neighbourhood at a different price point from many detached alternatives.
Our job as the listing agent was to identify that value proposition and communicate it effectively.
The campaign combined professional photography and video, digital staging and visualization, MLS exposure, social media, local print marketing, neighbourhood prospecting, agent outreach, public open houses and ongoing follow-up.
And when a snowstorm interfered with our initial launch?
We kept going.
Because selling a home isn't about executing a marketing plan only when conditions are perfect.
It's about adjusting when they aren't.
