Summer is flying by, and it's hard to believe we're already into August. I hope you've been enjoying everything the season has to offer.
As we move through the slower summer months, many homeowners assume the real estate market comes to a standstill. However, July tells a different story. While new listings slowed, buyer activity remained steady, creating balanced conditions across both Clanton Park and Bathurst Manor.
Let's take a closer look at what happened in July and what it could mean if you're thinking about buying or selling.
Clanton Park Market Update
July was an encouraging month for Clanton Park, with sales activity coming in stronger than we've seen over much of the past six to twelve months.
July 2026 Snapshot

Seven sales may not sound like a large number, but for Clanton Park it's actually one of the stronger months we've experienced recently. Combined with just 3.6 months of inventory, the neighbourhood continues to sit comfortably in balanced market territory.
We're also seeing buyers take a more measured approach. Homes are spending roughly a month on the market, and multiple-offer situations have become less common than they were over the past few years. Sellers who price strategically and prepare their homes properly are still achieving successful results, while buyers have more opportunity to negotiate.
Bathurst Manor Market Update
Bathurst Manor followed a very similar pattern, with healthy sales and balanced inventory despite the typical summer slowdown.
July 2026 Snapshot

With eight homes selling during the month, Bathurst Manor also posted one of its stronger months in recent history.
The lower average sale price compared to previous months isn't necessarily a sign of falling values. Instead, it reflects the types of homes that sold. July saw more bungalow sales and fewer large custom-built homes, which naturally brings the average price down.
This is a great reminder that average prices don't always tell the full story. Looking at what's actually selling provides much more meaningful insight into market conditions.
How Does This Compare to the GTA Market?
According to the latest GTA market statistics, overall home sales in July were only slightly lower than June. The difference was minimal, showing that buyer demand remains relatively stable despite the seasonal slowdown.
One trend that did stand out was new inventory.
As expected during the middle of summer, fewer homeowners chose to list their properties. Families are on vacation, many are waiting until September, and the market naturally slows during July and August.
That means buyers have fewer homes to choose from, while motivated sellers face less competition.
What This Means for Buyers and Sellers
The biggest takeaway from July is that our local market continues to perform steadily.
For sellers:
- Serious buyers are still active.
- Less competition can help your home stand out.
- Proper pricing and presentation remain critical.
For buyers:
- Homes are staying on the market longer than they did during the peak market.
- Negotiating opportunities still exist.
- Inventory remains limited, so being prepared when the right home appears is important.
Balanced markets often create opportunities for both sides when expectations are realistic.
Looking Ahead to August
As we move through August, I expect many homeowners who were considering selling will wait until September to launch their listings.
That means inventory may remain relatively tight over the next few weeks, while motivated buyers continue searching.
If you've been thinking about selling, August can actually be an excellent time to enter the market. With fewer competing listings, your home may receive more attention from active buyers.
