September is here, summer is officially behind us, and the kids are back in school. As we get back into our regular routines, it is also a good time to take a look at what happened in the Clanton Park and Bathurst Manor real estate markets during August.
August is typically a quieter month for real estate. With families travelling, enjoying the summer and taking some time away, it is normal to see activity slow down compared with some of the busier months of the year.
Clanton Park: A Balanced Market
The Clanton Park market remained relatively steady through August.
While sales were not at the highest levels we've seen this year, they were also nowhere near the lowest. The market is continuing to find its balance, with buyers still active but generally taking more time to make decisions.
One thing that continues to stand out is the lack of a highly competitive environment. We are not seeing widespread multiple-offer situations or buyers rushing to make decisions simply because a property has come to market.
For sellers, that makes pricing and presentation especially important. A well-prepared and properly priced home can still attract strong interest, but today's market requires a different strategy than the more competitive markets we've experienced in the past.

Bathurst Manor: A Slower August
Bathurst Manor experienced a somewhat quieter August compared with Clanton Park.
The difference between the two neighbourhoods is largely a reflection of the number of homes that sold during the month. With fewer sales, the months of inventory naturally increased.
That doesn't necessarily mean that buyers have disappeared from the Bathurst Manor market. Instead, it is another indication that buyers are being selective and that sellers need to understand what is happening within their specific segment of the market.
The good news is that sales throughout the year have continued to provide us with a clearer picture of where the market is heading.

What I'm Watching Heading Into Fall
Perhaps the most interesting thing about the beginning of September is what we haven't seen yet.
Typically, we start to see more activity as everyone gets back into their regular routines after the summer. But so far, there hasn't been a major influx of new listings hitting the market.
I expect we will start to see listings trickle in over the next few weeks. With the timing of the Jewish holidays also falling during this period, it may take a little longer for some sellers to bring their homes to market.
We could potentially see more inventory come onto the market in October, but we'll have to wait and see how things develop.
For buyers, this could create some interesting opportunities. For sellers, it makes understanding the competition before listing more important than ever.
Looking Toward the End of 2026
As we move into the final few months of the year, I'm going to be paying close attention to the overall number of sales in both Clanton Park and Bathurst Manor.
Monthly numbers can tell us what is happening right now, but looking at the year as a whole will give us a much better understanding of how 2026 has shaped up and where the market may be heading next.
The market isn't one-size-fits-all. A bungalow, a two-storey home, a condo or a luxury property can all be experiencing very different conditions at the same time.
That's why local market knowledge matters.
A Thank You to the Community
Before I wrap up this month's update, I also want to say a huge thank you to everyone who came out to our 13th Annual Free Ice Cream Day over Labour Day.
It was an amazing day, and we had so much fun seeing so many familiar faces throughout Clanton Park, Bathurst Manor and the surrounding community.
Thank you to everyone who came out and made the day such a success.
