As summer begins and families settle into vacation mode, one of the most common questions I get is:
"Should I wait until the fall to buy or sell my home?"
The short answer is no. The real estate market doesn't stop just because school is out and people are heading to the cottage.
The Summer Market Is Still Active
There's a common belief that real estate slows down significantly during the summer. While it's true that some people are travelling, buyers and sellers are still making moves.
Over the past three to four months, we've seen:
- An increase in the number of transactions
- Home prices remain relatively steady
- Strong buyer interest at many of my listings
From what I'm seeing firsthand, motivated buyers are still actively searching, especially for homes that are well-prepared, well-priced, and marketed properly.
Why Summer Can Be a Great Time to Sell
One advantage many homeowners overlook is reduced competition.
Because many sellers assume they should wait until September, fewer homes often come to market during the summer. That means your home has a better opportunity to stand out and attract serious buyers.
If you've been considering selling, this could be an excellent opportunity to get ahead of the busy fall market.
Buyers Still Need to Be Ready
If you're looking to buy, don't assume you'll have less competition.
The best homes are still selling quickly. Buyers who are prepared with financing in place and ready to act continue to have success, but timing is important.
When the right property comes up, it's important to move quickly.
Every Situation Is Different
Whether buying or selling, every home and every family's situation is unique. The best strategy depends on your goals, your timeline, and what's happening in your local market.
If you're wondering whether this summer is the right time for you, I'd be happy to discuss your specific situation and help you build a plan.
