I want to start by wishing everyone a happy and healthy New Year. I hope you enjoyed the holidays and that 2026 is off to a great start for you and your family.
Today, I want to quickly look back at December 2025 and review what happened in the local market here in Clanton Park and Bathurst Manor. We will be doing a full-year market breakdown in a separate video, where we will really dig into the bigger picture, but this is a helpful snapshot to kick off the year.
December Market Snapshot – Keep the Context in Mind
It is important to take December numbers with a grain of salt. December is traditionally a slower month, and with fewer sales, the stats can be skewed and less reflective of broader market trends.
Clanton Park
With only two sales, it is very difficult to draw strong conclusions from these numbers. Even small changes can dramatically affect averages, so these figures are more of a reference point than a true indicator of market direction.
Bathurst Manor
While three sales is still a small sample size, these numbers are more in line with what we typically see in Bathurst Manor and provide a slightly clearer picture than Clanton Park for this month.
Looking Ahead to 2026
As we move into the next few weeks, I expect to see new inventory start coming to market as sellers become more active after the holidays.
From a pricing standpoint, my early outlook for 2026 is stability. At this point, I do not foresee any major swings up or down. There are always global and economic factors to watch, but overall, I expect a relatively level playing field.
What I am hopeful for, and what I do expect to see, is an increase in activity. More homes selling, a slightly faster pace, and stronger overall momentum. Activity is often a leading indicator for price. When transactions pick up, inventory starts to tighten, supply and demand begins to balance, and that is when we tend to see prices stabilize and slowly improve.
Nothing dramatic, just healthy, steady movement.
A Quick Note on Condos
The condo market is a different story and deserves its own conversation. There are opportunities out there right now, especially for buyers, but strategy matters. If you own a condo and are thinking of selling, or if you are considering buying one, reach out and we can talk through what makes sense for you.
