October Market Update: Clanton Park & Bathurst Manor

Hard to believe we’re already into October. Summer flew by, and as we head into the fall and the final stretch of 2025, the real estate market continues to shift in interesting ways. Let’s take a closer look at what’s been happening in Clanton Park and Bathurst Manor over the past month.

Clanton Park
September brought some big numbers in Clanton Park.
There are currently 37 active listings — one of the highest counts I’ve seen in this area. With just 4 sales in September, that translates to over 9 months of inventory, which puts us firmly in what’s considered a buyer’s market.
Buyers are feeling that shift. They’re taking their time, exploring options, and generally feeling more in control. The average days on market sits at 17, but we’re increasingly seeing homes stay on the market for 30, 40, even 50 days, which has become more common.
Homes are selling for about 97% of the asking price, so while there’s still some movement, the ultra-competitive bidding wars have cooled. The average sale price came in around $1.4 million, though with only four sales, that figure can swing significantly depending on the types of homes that sold.




Bathurst Manor
The picture in Bathurst Manor looks a little different.
There are 21 active listings and 6 sales, which works out to about three and a half months of inventory — a more balanced market than Clanton Park.
We’ve seen some strong sales recently, particularly among renovated bungalows, which continue to perform well. The average days on market is 15, and homes are selling for 99% of the asking price. The average sale price sits at $1.25 million, though again, that number can fluctuate with a smaller pool of sales.




What It All Means
Overall, we’re seeing the market shift toward a buyer-friendly environment. Buyers are taking time to make decisions, compare properties, and find the right fit — a big change from the fast-paced, competitive market we’ve been used to.
That said, there are still plenty of buyers looking in the area. Homes that are well-prepared, properly priced, and professionally marketed are continuing to sell at fair market value.
For sellers, preparation remains key — declutter, clean, paint, stage, and price strategically.
For buyers, it’s important to stay informed, know your numbers, and understand where the market is heading before making a move.
