Spring Market Update - Clanton Park & Bathurst Manor (May 2026)

Welcome to spring. It’s hard to believe we’re already into May, but the shift in weather is finally starting to show and with that comes a fresh look at what’s happening in the real estate market.
Clanton Park Market Snapshot
April showed some encouraging movement in Clanton Park.

Sales were up from March, where only 3 homes sold, so we’re starting to see a bit of momentum build. Inventory levels put us in a balanced market, though we’re slightly leaning toward a buyer’s market.
Another key shift is timing. Homes are taking longer to sell compared to previous years, which is something both buyers and sellers need to adjust to.
Bathurst Manor Market Snapshot
Bathurst Manor showed very similar trends:

Sales were slightly down from March (6 sales), but overall activity remains steady. Combined with Clanton Park, we saw close to 10 total sales in April, which is a solid number given current market conditions.
What This Means for You
We’re seeing less competition and fewer bidding wars, which is creating more balanced conditions across the board.
At the same time:
  • Some properties are being re-listed at more realistic price points
  • Buyers are taking more time and being more selective
  • Sellers need to be strategic with pricing and presentation
There’s a lot of noise in the media right now, and while headlines may highlight extreme cases, they don’t always reflect what’s happening on a local, neighbourhood level.
Every situation is different.
Whether you’re thinking about upsizing, downsizing, or just exploring your options, there are opportunities in this market if you approach it the right way.
Final Thoughts
As the weather improves, we’re expecting more listings to hit the market and more buyers to step back in. The spring market is just getting started.
If you’re considering making a move, the best approach is to look at your specific situation and build a plan around it.
