If selling your home has been on your mind this year, you may be wondering if you missed your opportunity.
Spring has come and gone. Summer is wrapping up. And now that we're heading into fall, many Toronto and North York homeowners are asking the same question:

The short answer is that there isn't one answer for every homeowner.
Your property, neighbourhood, price range, competition, preparation and personal timeline all play a role. And while the fall market is different from the traditional spring market, that doesn't mean homeowners should automatically assume they need to wait until 2027.
That's exactly what I'll be discussing during my upcoming free online seminar.

The Fall Market Can Look Very Different From Spring
Spring is traditionally considered one of the busiest times of year for real estate. But that doesn't mean every homeowner who wants to sell needs to wait for spring.
The fall market brings its own considerations.
There can be different levels of inventory, different buyer behaviour and different competition depending on the neighbourhood and property type. A well-prepared home can also stand out differently when there are fewer properties competing for attention.
The important question isn't simply, "Is fall a good time to sell?"
It's:
What does the current market look like for your specific home?
That's a much more useful question to ask.
Don't Wait Until You're Ready to Sell to Start Preparing
One of the biggest things I want homeowners to understand is that getting ready to sell and actually listing your home are two different things.
You don't have to put your house on the market tomorrow just because you start preparing today.
Depending on the property, preparation could involve:
- Repairs and maintenance
- Decluttering and organizing
- Painting and touch-ups
- Staging
- Landscaping and exterior improvements
- Professional photography and video
- Reviewing comparable sales
- Understanding your competition
- Developing a pricing and marketing strategy
Some homes need very little preparation. Others may require several weeks or months.
The earlier you understand what your property needs, the more options you have.
Should You Sell This Fall or Wait Until 2027?
This is one of the biggest questions homeowners are asking right now.
And there isn't a universal answer.
For some homeowners, selling before the end of 2026 may make sense. For others, waiting could fit better with their personal timeline, financial plans or housing needs.
The important thing is to look beyond the headline.
Instead, consider:
What is happening with homes like yours?
How much competition are you facing?
What would your home need to sell well?
What would you do if you waited?
How would buying your next home fit into the equation?
What does your personal timeline look like?
These are the questions that should be part of the conversation before deciding when to sell.
Price Is Only One Part of the Strategy
When homeowners think about selling, the first question is often:
"What is my house worth?"
That's obviously important, but it's only one part of the equation.
Two similar homes can produce very different results depending on how they are prepared, presented, priced and marketed.
Buyers are looking at:
- Price
- Condition
- Presentation
- Location
- Competition
- Timing
- Overall value
That's why simply looking at what another house sold for doesn't necessarily tell you what your home should be listed for.
A proper selling strategy needs to look at the entire picture.
What Are Buyers Responding to Right Now?
Today's buyers have more information than ever before.
They can compare listings instantly, see recent sales, track price changes and spend months watching the market before making a decision.
That means presentation and positioning matter.
A home doesn't just need to be "for sale."
It needs to give buyers a reason to pay attention.
That starts with understanding who the likely buyer is, what they're looking for and how your property compares with the alternatives currently available.
Real Examples From the Toronto Market
During the seminar, I'll also share examples from recent sales and discuss what homeowners can learn from properties that came to market outside the traditional spring selling season.
The goal isn't simply to look at the final sold price.
It's to look at the strategy behind the sale.
What was done before the home hit the market? How was it positioned? How did it compare with competing properties? And what can another homeowner learn from that experience?
These are the kinds of real-world examples that can be much more useful than simply looking at market headlines.
You Don't Have to Be Ready to Sell
This seminar isn't just for homeowners who are planning to list next week.
It's also for people who are thinking about:
- Selling later this year
- Waiting until 2027
- Downsizing
- Moving up to a larger home
- Coordinating a purchase and sale
- Understanding what their home could potentially sell for
- Preparing a home for sale several months from now
You don't need to have made a decision.
You just need to be thinking about your next move.
