Toronto Condo Investing: Run the Numbers Before You Buy | Jordan Glaser

Everyone seems to be saying the same thing right now: “Don’t buy condos.”
And I understand why. Toronto’s condo market has taken a hit over the past few years, particularly in the downtown core, and investor sentiment has changed significantly.
But what happens when you stop looking at the headlines and actually run the numbers?
In this video, I walk through a real Toronto condo example using my Real Estate Investment Comparison Calculator.
We look at:
• Purchase price and down payment
• Mortgage costs
• Maintenance fees
• Property taxes
• Current rental income
• Monthly cash flow
• Return on the initial investment
• Potential long-term appreciation
• How mortgage paydown can affect your overall investment
For this example, I use a recently sold condo at 87 Peter Street in Downtown Toronto, purchased at $420,000, with a 25% down payment and a comparable rental at $2,200/month.
The goal isn't to tell you that every condo is a good investment. It's to show why the specific property, purchase price, financing, rent and long-term strategy matter.
When a market changes, sometimes the conversation should change too.
If you'd like a copy of the Real Estate Investment Comparison Calculator, send me a message and I'll send it over.
