Toronto Real Estate Market Update June 2026

Toronto Real Estate Market Update June 2026: What I'm Really Seeing on the Ground
If you've been following the news lately, you may be wondering what's actually happening in the Toronto real estate market.
One day, headlines are warning about failed transactions, declining housing construction, and a struggling condo market. The next day, reports describe Toronto as a balanced market with opportunities for both buyers and sellers.
What's the reality?
As a Toronto REALTOR® working with buyers and sellers every day, I wanted to share what I'm seeing firsthand in the market as we head into the summer of 2026.

Toronto Real Estate Headlines Tell Only Part of the Story
A quick online search for Toronto real estate news brings up plenty of concerning headlines:
  • Failed real estate transactions are increasing
  • Housing construction is slowing down
  • Condo sales remain weak
  • Investors are pulling back from the market
While there is truth behind many of these stories, they don't always reflect what's happening on the ground in neighbourhoods across Toronto.
The reality is that different segments of the market are performing very differently.
Toronto Condo Market Remains Challenging
There's no question that the Toronto condo market continues to face challenges.
Condo prices have softened from their peak levels, investor demand has declined, and many developers are delaying or cancelling new projects due to market conditions.
However, this creates opportunities for certain buyers.
Why Condos May Be a Great Opportunity Right Now
For first-time home buyers, downsizers, and anyone looking to enter the Toronto housing market, condos currently offer:
  • More inventory and selection
  • Greater negotiating power
  • More realistic pricing
  • Potential incentives on new construction purchases
  • Less competition than detached homes
For buyers who have been waiting on the sidelines, this could be one of the best opportunities we've seen in years to purchase a condo in Toronto.
Detached Homes Are Showing Signs of Strength
While the condo market remains soft, the detached housing market is telling a different story.
Over the past several weeks, I've noticed a significant increase in activity among agents.
I'm receiving more calls asking:
  • What listings are coming to market?
  • Do I have any off-market opportunities?
  • Are there properties available before they hit MLS?
At the same time, I'm making many of those same calls on behalf of my buyers.
This tells me something important:
Pent-Up Buyer Demand Is Growing
Many buyers have spent the past year waiting for interest rates, pricing, or economic conditions to improve.
Those buyers haven't disappeared.
They're still actively searching and ready to move when the right property becomes available.
This growing pent-up demand is one of the strongest signals I'm seeing in today's Toronto real estate market.
Toronto Home Sales Are Starting to Improve
Another positive sign is that sales activity has increased compared to earlier months.
While we're not seeing the frenzied conditions of 2021 or 2022, that's actually healthy for the market.
Today's environment offers:
  • More balanced negotiations
  • Better decision-making opportunities
  • More stable pricing
  • Reduced pressure for buyers
Most importantly, buyers and sellers now have a clearer understanding of current market values.
That clarity helps transactions happen.
Should You Sell Your Toronto Home in 2026?
One of the most common questions I'm getting is:
"Should I wait to sell?"
While every situation is unique, there are several reasons sellers should consider today's market.
Why Sellers Are Finding Success
  • Buyer demand remains strong for quality homes
  • Prices have largely stabilized
  • Well-priced homes are attracting attention
  • Competition is beginning to return in certain neighbourhoods
There is always uncertainty surrounding future interest rates and economic conditions. However, today's market offers many sellers an opportunity to achieve strong results without waiting for a perfect market that may never arrive.
Should You Buy a Home in Toronto Right Now?
For buyers, opportunities exist in both the condo and detached segments.
Condo buyers can take advantage of softer prices and increased inventory.
Detached home buyers are benefiting from more realistic seller expectations while still having more options than they did during the peak market years.
The key is understanding your goals and finding the right opportunity for your specific situation.
Final Thoughts on the Toronto Real Estate Market
Despite what many headlines suggest, the Toronto real estate market is showing signs of stability.
The condo market continues to face challenges, but those challenges are creating opportunities for buyers. Meanwhile, detached homes are benefiting from growing buyer demand and improving sales activity.
From what I'm seeing every day, we're moving toward a healthier and more balanced market.
If you're thinking about buying, selling, downsizing, or simply want to understand how these trends affect your home, I'd be happy to help.
